Moving to Dwarka Expressway, Gurgaon: access, water, power and bikes
Short answer
The Dwarka Expressway (NH-248BB) runs 29 km from Shiv Murti in Delhi to Kherki Daula on NH-48, passing Gurgaon Sectors 83, 84, 88 and 99 to 113. Two-wheelers are banned from the expressway itself, so plan how you will ride a bike or scooter to a new flat here. Ask the society whether water is piped from GMDA or comes by tanker.
Monthly rent
Where does the expressway run?
| Section | Opened | Connects |
|---|---|---|
| Haryana, 18.9 km | 11 March 2024 | Delhi border to Basai ROB to Kherki Daula (NH-48) |
| Delhi, 10.1 km | 17 August 2025 | Shiv Murti, Dwarka Sector 21, UER-II, DMRC Blue and Orange lines |
It has six-lane service roads, and news reports place Sectors 83, 84, 88 and 99 to 113 along the Gurugram alignment.
What should I know for moving day?
- In March 2024 Gurugram Traffic Police barred six vehicle types from the expressway, including two-wheelers, three-wheelers and tractor-trolleys; goods trucks were not on the list. We could not confirm whether the ban covers the service roads, so plan another route for your own bike, or send it with the goods.
- One mover says the basements of many high-rise towers here are too low for a full-size truck, so goods are carried from the road. Ask the society where the truck can stand.
- Service lanes near Sector 104 and the Daulatabad flyover were waterlogged in 2025 and 2026. In the monsoon, keep the date flexible.
What about water and power?
| Issue | What was reported |
|---|---|
| Water | Many societies relied on tankers for years; in 2024 around 200 societies faced tanker “mafia” pressure. GMDA said a society’s internal pipeline is the developer’s job |
| Power | In February 2025 a substation fire caused a 36-hour blackout in Sectors 99, 102, 103 and 107 to 109 |
Before you sign, ask the society or RWA whether it is on GMDA piped water or tankers, and what power backup it has. GMDA runs an official tanker booking for colonies its pipelines do not reach yet.
Is there a metro?
Not on the Gurugram side yet. The new Gurugram metro includes a spur to the Dwarka Expressway at Sector 101, but no opening date has been announced; its first phase runs to Sector 9 and is due in 2028. At the Delhi end, the expressway connects to DMRC’s Blue and Orange lines.
What do I set up after moving in?
- Electricity is supplied by DHBVN. To open a connection in your name, a tenant can use the rent deed as proof of occupancy; DHBVN acknowledges a complete application within 2 days and inspects within 7.
- Ask the society or landlord who supplies water. GMDA takes new water connections online only in areas under its jurisdiction, and runs a tanker booking for colonies its pipelines do not reach yet.
- Your landlord files the tenant police verification, and the rent agreement is stamped under Haryana rules.
